dISCOVER yOUR PERFECT ESCAPE

Is built from the ground up based on principles of simplicity, sustainability, and environmental stewardship. I strive to create a simpler, more sustainable way of life, reconnecting with nature and preserving the natural beauty of our surroundings.

Hello, my name is Amit Sudhakar, and I am the founder and owner of Kokum Hills.

As an accountant professional, I have spent many years living and working in the fast-paced cities of Mumbai and Delhi. While these cities are charming and exciting, they can also be hectic and draining, with the daily routine of rushing to work and struggling to navigate crowds leaving me feeling breathless and overwhelmed.

The genesis of my story can be traced back to my trip to Amboli, during which I happened to chance upon a Homestay nestled in Sawantwadi. Its breathtaking beauty and serene charm instantly captured my heart, compelling me to visit this idyllic destination every three to six months thereafter. Over time, my passion for this place intensified leading me to see properties in the area. It took me a year to acquire the land, after which the idea began to take shape.

Our overarching goal was to create a self-sustaining and eco-friendly environment that would not rely on any harmful chemicals, while also developing the land to meet our basic needs. Fortunately, we were blessed with the presence of three water streams that flowed through our land during monsoon season. In order to optimize this natural resource, we built Earth Dam’s (ponds) which helped store the water, thereby augmenting the water table. This strategic move also had the added benefit of enhancing the soil quality, which further contributed to the overall sustainability of our endeavor

Welcome to Kokum Hills

A Homestay Where Simplicity, Sustainability & Soul Meet

Tucked away in the lush green hills of Sawantwadi, Kokum Hills isn’t just a place to stay — it’s a place to slow down, breathe deeper, and return to a life more in tune with nature.

Here, the morning mist dances over trees, desi roosters announce a new day, and you wake up to the chirpy sounds of birds, not alarms. Whether you’re escaping the bustle of city life, searching for stillness, or simply looking to reconnect — Kokum Hills is your gentle pause button.

Hi, I’m Amit Sudhakar — accountant by profession, nature-seeker by heart, and founder of Kokum Hills.

For years, I lived the fast-paced life in Mumbai and Delhi, caught up in spreadsheets and deadlines. It was thrilling… but also exhausting. On a whim, I visited Amboli one monsoon, and something shifted. The quiet, the green, the unfiltered beauty of the Konkan landscape — it reminded me of everything we’ve lost in modern life.

From that seed, Kokum Hills began to grow — slowly, intentionally. One piece of land. One idea: what if we built a place that honors the earth, nurtures people, and lives in harmony with both?

Today, Kokum Hills is a sustainable homestay and organic farm created to share that dream with you.

Organic Sustainable Farming

Organic sustainable farming is a farming method that aims to promote the health of the soil, ecosystems, and people.

It involves using natural methods of pest and weed control, and avoiding the use of synthetic fertilizers, pesticides, and other chemicals. Instead, organic farmers rely on practices like crop rotation, cover cropping, and composting to build healthy soil, reduce erosion, and improve biodiversity.

Organic sustainable farming also emphasizes the use of renewable resources and the conservation of water, energy, and other resources. By prioritizing the health of the environment and the well-being of people, organic sustainable farming supports a healthier and more resilient food system for everyone.

Living the Land: Organic & Conscious Farming

Kokum Hills is more than just a stay — it’s a working natural farm, built on a deep respect for the environment.

We grow everything using organic, chemical-free practices — no pesticides, no synthetic fertilizers, no shortcuts. Instead, we compost, mulch, rotate crops, and use traditional methods passed down through generations

Our land is blessed with three seasonal streams, and we’ve created Earth Dams (ponds) to harvest rainwater, recharge the water table, and nourish the soil. It’s a system where every element supports the next, just like nature intended.

When you walk through our farm, you’ll see native trees, fresh produce, butterflies, bees — and a landscape thriving in its natural rhythm.
